Terms & Conditions

To maintain a safe, comfortable, and enjoyable living environment for all residents, the following rules and regulations shall apply:

1. Residency, Registration & Immigration Compliance

• Only registered residents and approved occupants are permitted to reside on the property.
• In compliance with immigration reporting requirements, residents must notify Management of any planned overnight absence.
• Subletting, sharing, or transferring occupancy to third parties is strictly prohibited.

2. Visitors

• Residents are fully responsible for the conduct and behavior of their guests.
• Overnight stays by guests require prior approval from Management and must comply with residence policies.
• All guests must register with the Customer Service Team upon arrival.

3. Noise & Conduct

• Residents must maintain respectful noise levels at all times.
• Loud noise is strictly prohibited after 20:00 hours.
• Any behavior that disturbs or inconveniences other residents is not permitted.

4. Safety & Prohibited Items

• Gas stoves, charcoal stoves, and similar cooking equipment are not permitted within the residences.
• Cannabis, illegal substances, weapons, and hazardous materials are strictly prohibited. Smoking is not permitted inside rooms or on balconies. Smoking is allowed only in designated outdoor areas. Tampering with fire safety or security equipment is strictly prohibited.

5. Room Care, Cleanliness & Maintenance

• Residents are responsible for maintaining their rooms and furnishings in good condition.
• Alterations, renovations, or modifications to rooms or fixtures are not permitted.
• Any damage must be reported to Management immediately.
• Personal belongings must not be placed outside rooms or in common corridors.

6. Pest Control

• Residents are required to cooperate with scheduled pest control services.
• Refusal to grant access for pest control may result in the resident being held liable for any related damage or pest issues.

7. Use of Common Facilities

• Common facilities must be used in accordance with posted rules and guidelines.
• Appropriate attire and proper hygiene must be maintained in shared areas.
• Children must be supervised by a responsible adult at all times.

8. Pets

• Pet are strictly not permitted anywhere on the property.

• External contractors must be declared no later than 15 days prior to the Event
• Contractors must comply with Hotel safety, insurance, and operational requirements
• The Client remains fully liable for acts, omissions, loss, or damage caused by contractors or Guests
• All damages must be settled immediately upon demand by the Hotel

• Hotel means the Chatrium hotel or residence specified in the booking confirmation or agreement.
• Client / You means the individual or legal entity entering into a booking or agreement with the Hotel.
• Guest means any individual occupying a guest room or attending an Event.
• Event means any meeting, conference, group booking, banquet, wedding, or special function confirmed by the Hotel.
• Event Agreement means the written confirmation or contract issued by the Hotel detailing Event particulars.
• Arrival Date means the first scheduled date of stay or Event commencement.
• Terms means these Terms & Conditions as published on this page.

All rates are quoted in Thai Baht (THB) unless expressly stated otherwise.

In the event of any lost or damaged items, the following replacement charges shall apply:

• Key Card: THB 300 per piece
• Mailbox Key: THB 300 per piece
• Apartment Key: THB 800 per piece
• Key Lock Set: THB 2,500 per set
  
  Please note that the above charges are subject to change without prior notice.

Key Card & Key Return
All keys and/or key cards must be returned to the Lessor upon the expiration date or early termination of this Agreement.

Where applicable, meeting packages include only the items expressly stated in the Event Agreement. No implied inclusions apply.

Confirmation & Room Blocks

Guest rooms and event spaces are confirmed only upon:

• Receipt of a duly signed Event Agreement; and
• Receipt of the required non-refundable deposit

Unconfirmed rooms may be released by the Hotel without notice in accordance with agreed review dates.

Attrition, Cancellation & No-Shows

• Permitted attrition, if any, applies only up to the final review date stated in the Event Agreement
• Reductions after this date, including no-shows and early departures, are chargeable at 100% of the applicable room rate
• Cancellations within 30 days of Arrival Date incur 100% of total anticipated revenue

The Client acknowledges that such charges represent a genuine pre-estimate of loss.

Food & Beverage

• Minimum food and beverage spend requirements must be met in full
• Final guaranteed attendance must be confirmed no later than 14 days prior to the Event
• Charges apply based on the higher of guaranteed or actual attendance
• All food and beverages must be supplied by the Hotel unless expressly approved in writing

Function Space

The Hotel reserves the right to substitute function spaces where necessary, provided that the alternative space is of comparable standard and capacity.

These Terms form an integral and binding part of:

• All booking confirmations
• Event Agreements
• Letters of intent
• Residence agreements
• Any written or electronic correspondence issued by the Hotel

In the event of inconsistency, the Event Agreement or Residence Agreement shall prevail, except where expressly stated otherwise.

Check-In / Check-Out

• Check-in is available from 15:00 hrs
• Check-out must be completed by 12:00 hrs
• Late check-out up to 16:00 hrs is subject to availability and charged at 50% of the applicable room rate
• After 16:00 hrs, a full day room charge applies

Early check-in and late check-out are not guaranteed and are subject to room availability on the day of request.

Early Arrival, Extension & Early Departure

• Pre- and post-stay extensions may be offered at prevailing group or public rates, subject to availability
• Guests departing earlier than the confirmed departure date remain liable for the full duration of the reserved stay
